Essential technical functions:
Performs general maintenance and repairs on all mechanical, electrical, plumbing and HVAC systems including, but not limited to pumps, chillers, boilers, air compressors and air handling units.
Makes adjustments and changes to HVAC and related equipment in order to maintain established operating criteria within the guidelines set forth by the Supervisor.
Performs general repairs, maintenance and replacement of building components including, but not limited to: building fixtures and appliances, plumbing, electrical and A/C controls.
Participates in the water treatment chemical programs established in the property.
Maintains operation logs and files, where appropriate, to include, but not limited to: central plant operations, chemical consumption logs and other equipment or operation inspection logs specific to the property.
Applies well developed knowledge and skills in HVAC distribution and controls in order to adjust and/or corrective actions to resolve work orders.
Provide prompt and courteous response to tenant requests within the guidelines set forth by the Company.
Maintains ethical, professional, and courteous relations with contractors and tenants.
Establishes and maintains a cooperative working relationship with the entire operation staff and perform as a team member.
Demonstrates full competency in all current Hines and property emergency procedures including but not limited to:
- Assist with directing building occupants with evacuations
- Assist with life safety system alarms
- Assist emergency authorities and response teams
Utilizes fire alarm and life safety systems at assigned property and adjust and changes as needed.
Adhere to all Company and property policies and procedures and perform all duties in a safe manner and help ensure compliance with city, state and federal safety and environmental laws, codes, standards and regulations.
Actively participates in required training activities and seminars.
Applies knowledge of how each of the components in the building systems relates operationally to one another and modify and/or install new system(s) as needed.
Identifies potential causes for failure of a system(s) and prioritize repair process.
Coordinates day-to-day activities and implement adjustments to parallel changing priorities.
Assists with long-term strategic planning for the property, including budgeting and long-range forecasting.
Oversee in staff development via counseling, proper preparation and Hines training manuals.
Supports the Maintenance/Engineering staff with any needs they may have on a day-to-day basis. Included but not limited to, Lighting, Electrical, Plumbing, Mechanical, D cor, Events, and so on.
Assists with staff's evaluation process as needed and determined by supervisor.
Acts without approval to ensure that standards are maintained, in the absence of Assistant Engineering manager, Engineering Manager or General Engineering Manager.
Assumes additional responsibilities as delegated by Assistant Engineering Manager, Engineering Manager or General Engineering Manager.
Assists with property personnel where needed with Marketing or Specialty Leasing events.
Maintains cleanliness of the shop by leading by example and training subordinate staff.

- Clean and paint equipment and areas designated by Supervisor
$60 - $73k base pay, bonus and overtime eligible
